What is an owner’s representative?+
An owner’s representative acts on the property owner’s behalf throughout a construction project, overseeing budget, schedule, design teams, and contractors so the owner’s interests are protected from concept through completion.

Behm Consulting Group (BCG) is a Denver-based owner’s representative firm providing development, design, and construction management services. What types of projects does BCG manage?+
Behm Consulting Group manages a range of commercial projects, including advanced manufacturing, hospitality, healthcare, retail, data centers, multifamily, and industrial developments. Recent work includes a materials recovery facility in Commerce City, multifamily development in Denver and Arvada, restaurant and hospitality buildouts, and food manufacturing facilities.
How is an owner’s representative different from a general contractor?+
A general contractor builds the project and manages the subcontractors. An owner’s representative manages the general contractor and other project stakeholders to ensure budget, schedule, and quality are aligned with the owner’s goals. The difference matters because the general contractor is a party to the construction contract with its own commercial interests, while the owner’s representative has no stake in that contract and answers only to the owner.
What is the billing structure for BCG?+
Most owner’s representatives charge between 1 and 5 percent of total construction cost. Behm Consulting Group bills on work performed instead, not as a percentage of project cost, so the fee reflects the hours a project actually requires rather than rising automatically as the construction budget rises.
